We have operated an in house maintenance company for over 10 years employ some extremely talented maintenance professionals who are well equipped to handle 90% of the issues which could arise. The team have extensive experience sourcing the most cost effective materials in the most efficient manner. For the jobs we need to outsource, we have worked for many years with many external contractors in the UAE and have shortlisted our preferred suppliers based on efficiency of cost and implementation.
We minimise the risk of property damage through tenant qualification, routine inspections and diligent checks during contract renewals. Our team will ensure the property is maintained properly and not subleased. We are also well equipped with the security deposit handling procedures should any issues arise. While we cannot guarantee the elimination of problematic tenants, our thorough vetting process and regular inspections minimize this risk substantially.
Upon a tenant’s departure, Kennedy Property conducts a thorough assessment to identify any damages. Repair costs are agreed upon and carried out promptly, followed by remarketing the property.
Damage costs are firstly secured from the security deposit. If the costs exceed the deposit, the tenant is liable for the difference. Disputes can be escalated to the rental dispute center if necessary. Kennedy Property will hold the security deposits, and use funds from the security deposit to cover any tenant-related damages post-vacancy, with the remainder being refunded to the tenant after the checkout inventory is complete.
